    you are saying, but I would argue that if someone is truly committed to owning, then they can budget for such an event -- i.e., save for a down payment. Delaying gratification sometimes has its own rewards.

    I was in the financed home"owner" game, and because it was so easy to trade up, and because there was tax incentive to do so, I lost track of how dumb the whole system is -- in retrospect I wish I had been required to make a bigger down payment and that the banks didn't make so much money off of my ignorance. Kudos to your own fiscal intelligence!
