      As home owner you get to be as picky as you want. Put an ad in Craigslist for roommate with as many legal specifics as you want.

      You can even specify 'no cooking', female only, 'no entertaining', 'no pets', 'must pass background check', 'no long term lease, month to month agreement only'.

      You will probably regret deed in lieu since you are not in dire straights.  When you go to rent an apartment, you will see you were better off.

      I have a friend who's son in Scottsdale Arizona has most of  mortgage covered with two rooms rented out to military guys.  He is a slob and has a large pit-bull dog and plays his music at eardrum piercing pitch.

      One room he rents to a grateful young couple for about one half of the mortgage.  The wife doesn't work and she cooks enough for everyone and cleans the entire house except the other renters bedrooms, just because she is a clean freak.   The husband said they were  sick of the noise complaints from their neighbors whenever they played their loud music at the apartment complex where they lived before.  They said the apartment seemed cheap going in but raised their rent every six months, and the costs such as utility, internet and laundry made it much more expensive than it seemed at first.

      The second bedroom he rents to a guy who is away most of the time.  He just needed a bedroom to crash when he was in working town.

      The single guy owner lives in the master bedroom and provides free wi-fi and he allows use of the laundry and kitchen.

      If he rented the fourth room, he would be living rent free, but keeps that as a guest room for visitors of his or roommates family!
