    corridor.  It is critical that the resurgent central business district and midtown areas get connected, and the development of this arena will be a huge step in that direction.

    The area on the west side of Woodward where the development is planned is a big expanse of nothing right now, and if this arena is not built that area will remain a big expanse of nothing for untold years.  This could really give the Brush Park area on the other side of Woodward a shot in the arm as well.

    A lot of people who attend games at Joe Louis might drive in and then back out right after a game.  However, the Joe is isolated and fortress like. If this new arena is designed as an inviting urban  mixed use development a lot of folks will probably linger in bars and restaurants before or after games.  Being close to Comerica Park and Ford Field as well as major theaters makes this an ideal location.

    I'm fairly confident that the "other" development of retail and housing may take place too - there is such a big empty footprint there, and the midtown/downtown areas are the only parts of Detroit where housing is actually in demand.
