  •  My advice is to turn the house over to a (6+ / 0-)

    reputable property management company who will screen the tenants, do credit checks and collect the rent, deposits, etc. They don't feel the onus you do about being "nice" . Yes you have to pay a percentage of the rent for the service, but it will pay for itself in that you won't have the same vacancy periods you have now.

      and I sleep well at night. Plus, they're doing a better job than I ever did, so I come out on top financially, too.

      but I know the area that grog is talking about, it's a very rural area that is still struggling with entering the 20th century let alone the 21st, and property management companies just don't exist.  The best he can do is learn from the experience, take all the advice he's been given and be much more discerning and less...generous of spirit...going forward.
