    If history is any guide, there should be a boom going on, or at least one right around the corner.

    But there isn't. We're plugging along with this meh economic and job growth.

    What inventories are getting overstuffed? What markets are overheating?

    The factors that bring about recessions build up during booms, and I don't see any booms going on.

      ...closer to the official end of the recession in June 2009 (based on previous recoveries). They start out (on average) strong and then weaken. This one has never been strong.

      markets, already approaching 90% of the previous insane highs and doing it on the basis of much softer median incomes.

      •  Investor purchases of distressed homes (0+ / 0-)

        raising the market artificially?  Entering into real estate with Wall Street money as a hedge against future crashes, thus making house prices higher than can be justified via income or wages?

        I'm not sure all the demand is "real."  But what do I know?

        in several major markets. This isn't like 2006-7, or 2007-10, when the national housing market as a whole was raging, and then collapses.
