    we don't have steady population growth now and I did allude to the fact that it is tougher now than what I experienced. I blame the whole mess on the commoditization of housing. Houses used to be built for people to live in instead of trading them like stocks. I saw this mess coming and am not surprised at the outcome.

    •  The downside with commoditization of housing (0+ / 0-)

      is that it encourages NIMBYism (mostly in fear of declining property value) which cuts down opportunities of new housing by redevelopment and increasing density. A few years ago the cheaper alternative is to go ex-urban cities which are not hit hard by the foreclosures.
