Second, any ceding of Ukrainian territory to Russia is a non-starter in Ukraine and ought to be.
Third, giving Russia even a square inch of Ukraine would shatter forever the concept that international borders can be changed by force, the concept we were enforcing when we freed Kuwait in the Gulf War.
Fourth, it would mean no accountability for war crimes committed in Ukraine.
