Close friend is 'renting' a room and use of the rest of the house from the 'main renter' of the property that has extra space. The landlord is alright with this. There are others living there with similar arrangements with the 'main renter' as my friend.
Friend gave verbal notice approximately 45 days ago to 'main renter' in front of a witness that if another renter is not gone my friend will move out. 'Other renter' is still there and is going to remain there.
Friend is moving out today since the arrangement is untenable. The 'main renter' said that my friend now needs to give 30 days written notice and the June rent today.
'Main renter' says that the rental relationship that they and my friend has is 'tenants in common.' All I can find on that for Massachusetts is in regards to jointly owned property.
What to do? Is an attorney necessary? Friend is moving stuff out today and will not stay there under any circumstances. Is written notice (notarized?) and next months rent paid today the only option?

10:31 AM PT: No written lease of any type. Verbal only.
10:35 AM PT: If my friend doesn't give written notice and June's rent today, the 'main renter' says he legally can and will sue him for 3 months rent.
12:14 PM PT: "Main renter (tenant)" is now referring to my friend as a "tenant at will" which makes sense (as opposed to 'tenant in common').
My friend has another load of stuff to move and will be gone.
second gen gave great advice re: taking pictures before you leave.
also they are going to have a witness/friend with them when they hand over the keys.

I have contacted a local Weymouth Massachusetts law firm that advised that 'main renter' doesn't have a leg to stand on ...regarding the June rent.
